Laying the Groundwork
Every successful project begins with a solid foundation of preparation. For Urban Green, we started by:
- Designing tapered insulation schemes to achieve the target thermal performance.
- Developing a site-specific health and safety plan to meet both HSE and client standards.
- Performing windload calculations to ensure the right balance and type of fixings across the roof, especially given the varying heights of the roof areas.
These early steps set the stage for a project where precision and efficiency would prove essential.
Collaboration That Made the Difference
Once the preparation work was complete, we worked closely with our developer client to identify the best systems for the building and the different purposes of each area.
The focus was on meeting immediate needs and providing a durable solution that would serve the client well for years to come.
Scope of Works
- Installed Protan G1.8 protected roof system to 820 m² of terraces, paved with concrete flags, incorporating a bespoke tapered insulation scheme to create falls to outlets.
- Applied stone ballast to an additional 120 m² of roof area.
- Waterproofed 200 m² of timber-deck with Protan single-ply membrane and thermal insulation.
- Applied liquid waterproofing to 65 individual apartment balconies prior to installation of Tobermore paving flags and a pebble border to the architect’s design.
Overcoming Challenges
The project demanded careful planning and execution due to:
- A very tight construction programme with limited time for delivery.
- Multiple roof and terrace levels across the 16-storey building.
- The need to integrate effective drainage within paved terrace areas.
- Balconies requiring individual attention while maintaining a consistent, high-quality finish.
How We Delivered
- Installed a bespoke tapered insulation scheme to ensure effective rainwater drainage.
- Applied liquid waterproofing to all balconies before finishes were applied.
- Arranged an Insurance Backed Guarantee for the developer as an added service.
- Completed electronic integrity testing to confirm full waterproofing before handover.
The Outcome
- 20-year manufacturer and AAC-backed warranty.
- Full manufacturer inspection and approval.
- Compliance with Building Regulations Part L.
- A variety of attractive, long-lasting external spaces for residents to enjoy.
As an additional service to our developer clients, we also arranged an Insurance Backed Guarantee for the project, although we are not FSA-approved and do not profit from selling it.
