Case Study
Laying the Groundwork
Every successful project begins with a solid foundation of preparation. For The Marriott, we started by reviewing the existing waterproofing system and conducting comprehensive testing to determine the most efficient approach.
- Designing an insulation scheme to achieve the target thermal performance.
- Developing a site-specific health and safety plan to meet both HSE and client standards.
- Performing windload calculations to ensure the right balance and type of fixings across the roof.
These early steps set the stage for a project where precision and efficiency would prove essential.
Collaboration That Made the Difference
Working closely with the main contractor, we developed a phased installation plan that aligned with the complex, multi-trade program of works.
By maintaining close communication throughout, we ensured that the waterproofing could be delivered safely and efficiently as each section of the building became available.
The switch to an overlay approach meant:
- Reduced project costs for the client.
- Less disruption to the busy city-centre environment.
- Faster completion times without compromising quality.
This collaborative approach was key to achieving smooth progress and a high-quality finish across all areas.
Scope of Works
- Installation of Protan 1.6mm SE membrane to flat roof areas, laid over 120mm foil-backed insulation.
- Application of Fatra liquid-applied waterproofing on external balconies, ideal for complex and confined spaces.
- Installation of Proteus cold-melt waterproofing within the internal courtyard.
- Each system was chosen for its performance and suitability to the building’s varied requirements.
Overcoming Challenges
Delivering on the Marriott Hotel project required adaptability and coordination. The city-centre location presented tight access and restricted working space, while multiple trades operated simultaneously within a limited footprint.
These challenges demanded:
- Careful logistics planning for material deliveries and storage.
- Phased installation to align with the wider construction schedule.
- Continuous communication between all on-site teams.
Our experienced operatives ensured all works were completed to the highest standards, despite the complex environment.
How We Delivered
Our delivery strategy combined technical precision, efficient planning, and collaborative teamwork.
Key elements of our delivery included:
- Expert installation of Protan, Fatra, and Proteus systems across multiple surfaces.
- On-site coordination with the main contractor to manage progress efficiently.
- Rigorous quality checks to ensure performance and compliance.
By maintaining control and consistency throughout, we delivered a robust waterproofing solution tailored to the client’s needs.
The Outcome
The completed project transformed the building into 155 modern studio and one-bedroom apartments under the Residence Inn by Marriott brand.
- 20-year manufacturer and AAC-backed warranty providing peace of mind.
- Full inspection and approval by the manufacturer.
- Compliance with Building Regulations Part L and the Building Safety Act.
- A modern, low-maintenance roofing system designed for long-term durability.
For the client, the result was more than a completed roof — it was a cost-effective, future-proof investment.
