Laying the Groundwork
Located in the heart of Liverpool’s heritage area, the Duke Street Hotel project centred around the redevelopment of a Georgian terrace property that had fallen into disrepair. The building required a complete rebuild, designed carefully to respect the historical character of its surroundings.

From the outset, the project required close coordination with the main contractor and design team to meet both aesthetic and functional objectives.
During design reviews, a value-engineering option emerged: rather than a zinc mansard, we proposed a Protan mansard and dormers with a standing seam effect. The client adopted the approach, delivering a significant saving without sacrificing performance.
Two shades of membrane were specified to highlight the dormer windows within the mansard roof, adding subtle depth and reinforcing the period character.
Scope of Works
- Design and installation of Protan warm roof for the flat roof area, with a cold roof design on the mansard and dormers.
- Standing seam detailing to replicate traditional roofing aesthetics.
- Colour variation across roof areas to enhance the building’s architectural features.
- Drop-down gutters to the base of the mansard to aid rainwater drainage.
Overcoming Challenges
Working within the confined footprint of a mid-terrace property presented significant logistical challenges. With limited access to the rear and direct frontage onto a public pavement, material deliveries and on-site operations required precise planning and timing.
Despite these restrictions, our team maintained close communication with the main contractor to ensure all works were completed safely, efficiently, and on schedule.
Our priority was to deliver a fully watertight roof as quickly as possible, enabling internal trades to progress without interruption.
